Woodland Shores

The entire Woodland Shores area was annexed into the city in the 1980s. It is here that we share a border with our closest neighbor, Manitowoc. This area has developed in a very unique way and features some of the newest commercial development and some of the older homes, nestled among the trees and wetlands of neighboring Woodland Dunes Nature Center.

Most of the Woodland Shores was developed starting in the 1920s as a rural area on small wooded lots with
minimal amount of control from the town government. With a perfect view of Lake Michigan, Woodland Shores holds high potential. While mainly residential in nature, Woodland Shores has some prime lakefront properties that carry good potential for commercial redevelopment. The area has very little retail and minimal employment in services and light manufacturing.

However, this area has also seen exciting development in the 1990s and into the new century, including a new hospital and a related medical services building and multi-family housing.

Since the entire area sits within a few hundred feet of the Lake, it is very much subject to the Lake Effect, part of the charm of this neighborhood.
